Nicholas Ray spoke at the 2022 Multi-Family Owners Summit.  His session titled Are You Fooling Yourself? Behind the Offering Memorandum. Beyond the Smoke and Mirrors discussed how running your property is not the same as it used to be.  Ray discussed how many owners have false expectations about the cost and timeline for hiring and managing staff, turning over tenants, renovating a property and more.  He also spoke on adding value to properties that other investors struggled to improve.
